                              NUGGETS OF REAL ESTATE KNOWLEDGE

 

1. DID YOU KNOW THAT YOU CAN LIST YOUR PROPERTY FOR SALE WITH A REALTOR FOR ANY AMOUNT OF TIME. Generally we ask that it be at least 2 months, so we can get it on the system and in the homes guide, but it DOES NOT have to be for 6 months or 1 year.

2. Home inspections are always recommended. Sometimes people elect not to do a home inspection, but they should still always be recommended.

3. When the sale is closed its your home. There are no guaranties on a home, locally, unless you purchase what is called a home warranty. Once its yours, you become responsible for things that break.

4. The selling price of a property is effected by supply and demand; and the reason something isn't selling it can be effected by Location, Condition and Price.

5. Does your agent allows access for showing; more showings = more sales. (The goal is to just get it sold).

6. Does your agent (buyer's) go to the home inspection? They should, we do.....

Interesting facts, these are some of our "Realtor Rules", which all are supposed to follow.........

  • Standard of Practice 1-3

REALTORSŪ, in attempting to secure a listing, shall not deliberately mislead the owner as to market value.

 
  • Standard of Practice 16-4

REALTORSŪ shall not solicit a listing which is currently listed exclusively with another broker. However, if the listing broker, when asked by the REALTORŪ, refuses to disclose the expiration date and nature of such listing; i.e., an exclusive right to sell, an exclusive agency, open listing, or other form of contractual agreement between the listing broker and the client, the REALTORŪ may contact the owner to secure such information and may discuss the terms upon which the REALTORŪ might take a future listing or, alternatively, may take a listing to become effective upon expiration of any existing exclusive listing.
